1. They contact me with a COMPLETE loan package
2. They have an executed representation agreement with the borrower
3. They DO NOT participate in broker daisy chains
4. They manage their client’s (borrowers) expectations to ensure their borrowers are realistic about the rates and terms available to them
5. They don’t spend time with borrowers who won’t or can’t provide necessary documentation, verification or information
6. They don’t spend time with borrowers who lie or provide misleading information
7. They verify what liens are attached to the property BEFORE they spend a lot of time working on obtaining a loan
8. They verify clean title before they spend a lot of time working on obtaining a loan
9. They are upfront about any negatives with the lender and try to find ways to work around them
10. They check environmental concerns and if possible include environmental reports as part of the loan package
11. They verify financial representations through tax returns and or financial statements
12. They use their industry knowledge to decide if a loan is viable in a particular situation, what the likely rate and terms will be, and what lenders to present the loan application to
13. They take the time to completely fill out the on line loan application (short form) for the lender
