All loans have been vetted by us and only those meeting our criteria as to yield and risk are approved
Each loan is owned by a separate series of a Texas Series Limited Liability Company. You become a limited member of the series of the LLC. The amount of your investment in relation to the amount of the note represents your ownership interest in the Series LLC and hence the note.

These loans are usually for duration of one year and provide a monthly income with interest only payments
Our loans never exceed 65% of the current appraised property value
We handle all details including loan servicing, with the investor receiving monthly mortgage interest payments

Further our loans are asset based; the real property itself is the basis of our lending decision. Hence, if the property is producing sufficient income to pay our note and the value of the property will fully secure the note and provide sufficient equity, then the borrower's credit is not an issue. Instead of concentrating on minute details of the borrower’s credit history as institutional lenders do, we concentrate our due diligence efforts on the real estate securing the loan
